Retail and Leisure Construction | Cambridgeshire | Costa Coffee

The Project

Contracted and working with a respected local Doncaster Based Interior and Shop Fit contractor – Oakwood Contracts Ltd, we were appointed to completed the design, construct and fit out a new road site Costa Coffee retail unit in just 12 weeks. The project involved a full new build operation and requirements to construct additional car parking spaces. The build specification involved pad and strip foundations, structural steelwork, curved aluminium standing seam roof, cladded walls with aluminium curtain walling. All new incoming services and drainage was provided.

The Challenge

Being on the site of a current KFC Drive through restaurant presented space and logistical issues on a very constrained site with limited access for deliveries and parking.

The Solution

Early involvement in the design process and procurement to ensure all elements of the build considered the site restrictions and program for a best fit outcome.

Working closely with the client, Restaurant Regional/site Managers and professional team created a shared team approach where all inputs where valued. A collaborative and transparent approach was adopted which resulted in added value to the scheme though gains in Quality, Program and delivery management time.

Key site disruption activities such as excavation and deliveries were carried out early in the mornings to avoid busy restaurant opening hours.

Key Achievements

The project was delivered on programme to the highest quality and coffee was being served to the public 10 minutes after the successful handover meeting.

Carried out with the no disruption to adjacent KFC business activities

Excellent site management resulted in providing an outstanding finished product and on-going client relationship, promoting and leading to another project appointment at Chesterfield for a similar new build unit.

The Project

Pacy and Wheatley Residential Construction scope of works was to sub-divide the grade II listed building into two individual and luxury dwellings. The properties were to be re-named the “Brew House” and “Laundry House” to create a time capsule of the history of the
building’s former use.

Works included the full restoration and remodelling of the building including renovation of sash windows, full M&E installations, render repairs, replacement of feature windows, all to the highest standards and of a vernacular and historic style

The Challenge

Working on a rural and extremely constrained site with a high security risk due to its isolated location.

Sensitive renewal of mechanical and electrical services throughout the historic building and envelope.

Preservation of existing renders, reinstatement stone floors above newly installed under floor heating.

Formation of a bespoke spiral staircase over three floors built within a replica traditional beer vat to portray the former brewery.

The Solution

Careful selection of sub contractors to ensure the highest standards were achieved.

In the absence of any project architect, fortnightly meetings with the client and contract administrators were essential. Pacy and Wheatley Construction's Design and Build expertise assisted to provide the client and client’s agent with quick and cost effective solutions as issues arose.

Liaison and excellent relationships with the Brodsworth Estate staff were of highest priority.

Project completed within a 19 week tight program.

Highest standards achieved.

97% waste removed from site was recovered for recycling.

Health & safety: zero reportable accidents on site.

Achieving the clients budget.

Pre completion sound insulation testing achieved a high score of 56db.

Project was “Highly Commended” by LABC in the 2012 building excellence awards.
